- Palm Jumeirah led quarterly US$ 10 million+ activity with 27 sales, including the quarter’s largest transaction at AED 260 million

Dubai | 21 October 2026: Dubai recorded 86 residential transactions valued at US$10 million or more during Q3 2026, including 13 deals above US$ 25 million, according to the latest analysis from global property consultancy Knight Frank. Sales during July–September totalled AED 5.77 billion (US$ 1.57 billion), bringing the number of qualifying transactions during the first nine months of the year to 412.
Q3 US$ 10 million+ transaction volumes were 34% below the 131 sales recorded in Q2 2026 and is also lower than the 103 sales registered in this price bracket in Q3 2025. Nevertheless, the additional US$ 1.57 billion in sales took the combined value for January–September to approximately US$ 6.67 billion.
Knight Frank’s analysis shows that there have been 412 US$ 10 million+ sales between January and September, compared to 357 deals over the same period last year.
Faisal Durrani, Partner – Head of Research, MENA, said: “Despite the exceptional geopolitical backdrop across the region, Dubai’s luxury homes market has continued to record high volumes of sales during Q3, albeit these are lower than this time last year.
“The biggest drag at the moment on overall market activity is the ongoing regional conflict. The somewhat ‘stop-start’ nature of the hostilities is predictably a confidence dampener. Indeed, prices across the city’s 10 prime neighbourhoods have dipped for the first time since 2020, declining by 5% between Q2 and Q3, albeit total prime transaction volumes are 29.4% lower than this time last year”.
Palm Jumeirah dominates US$ 10 million+ sales
Knight Frank’s analysis shows that Palm Jumeirah was the most active community for US$ 10 million+ residential sales in Q3, recording 27 transactions worth AED 2.01 billion (US$ 546.7 million). The community accounted for approximately 31% of luxury homes sold between July and September and 35% of their total value.
Louis Harding, Partner – Head of UAE Residential, added, “Dubai’s iconic Palm Jumeirah remains a hub of deal activity. The easing of prices by 9.1% over the last 12 months means the island is increasingly offering ‘good value’ at AED 4,083 per square foot. Buyer interest here continues to largely stem from those seeking a permanent or holiday home, rather than buy-to-flip investors, noting that overall sales volumes have fallen by 37% compared to last summer.
“And while Q3 figures luxury home sales figures are lower than Q2, this is something we historically expect during the usually quieter summer months”.
Jumeirah Second ranked second by transaction volume, with 10 sales totalling AED 594.9 million (US$ 162.0 million), followed by Emirates Hills, where seven homes changed hands for AED 542.5 million (US$ 147.7 million).
Dubai Hills Estate and Jumeirah Golf Estates each recorded six transactions, generating AED 574.9 million (US$ 156.6 million) and AED 330.1 million (US$89.9 million), respectively.
US$25 million+ sales contribute nearly one-third of quarterly luxury sales
Of the 86 transactions recorded during Q3, 73 fell within the US$ 10 million – US$ 25 million bracket, with a combined value of AED 3.93 billion (US$1.07 billion). The remaining 13 transactions exceeded US$ 25 million and generated AED 1.84 billion (US$ 499.7 million).
These highest-value transactions represented approximately 15% of US$10 million+ sales by number but accounted for nearly 32% of their total value. Palm Jumeirah recorded five of the 13 US $25 million+ transactions, representing approximately 38.5% of sales in this segment, while Dubai Hills Estate and Emirates Hills each recorded two.
July led overall quarterly activity with 36 transactions worth AED 2.04 billion (US$ 555.5 million). August followed with 32 sales totalling AED 2.08 billion (US$ 566.0 million), the highest monthly sales value of the quarter. September registered 18 transactions worth AED 1.65 billion (US$ 449.0 million).
Despite the decline in monthly transaction volumes, the value of sales above US$ 25 million increased from AED 376.1 million in July to AED 609.8 million in August and AED 849.5 million in September. These transactions accounted for approximately 52% of September’s total US$10 million+ sales value.
